Waikiki Market by Food Pantry, Ltd. Located in the heart of Waikiki and designed with the Waikiki community in mind, Waikiki’s brand new Lilia Tower. Intended to be the ultimate full-service, locally owned fresh food destination, it features two restaurants. indoor and outdoor seating areas; and six fresh food prep stations. The latter includes a custom poke bar where customers can choose from one of the pre-made pokes or order a custom mix of their choice. Architectural and decorative lighting highlights the front areas of the house, while state-of-the-art audio/video and IT systems have been installed throughout. The rooms at the back of the house include canteen kitchens, catering areas and additional adjoining rooms. Gastronomic facilities were also installed on a tenant-specific basis. In addition to the extensive local food selection and options, Waikiki Market will also be home to local artwork.

Swingerton acted as general contractor for this high-end retail market and restaurant project. The tenant fit-out took place in parallel with the expansion of the Lilia Tower. The on-site coordination with the landlord and the general contractor on site was therefore crucial for the implementation of this project.

Swinnerton ensured the mutual success of everyone involved through her cooperative and solution-oriented approach. Building Information Modeling (BIM) and coordination were instrumental in identifying design clashes and conflicts with design drawings and existing conditions. From installing underground utilities, wall layouts, MEP layouts and coordinating various decorative finishes, Swinerton worked with the site manager, architects, design team and subcontractors to bring this project to life. Despite the challenges of market volatility, supply chain constraints and schedule, all parties have worked tirelessly to ensure the opening can take place in the new year.
